Tips for your sellers
Before the day of your shoot
Exteriors:
Remove trash cans, gardening tools, etc from sight, stow children's and pet's toys, coil hoses, open patio umbrellas and set out cushions. Dogs in dog run or garage.
Do not schedule your shoot on trash day, landscaper day, cleaning day, etc.
Lighting :
Replace burned out bulbs!
If your home, or a particular room tends to be dark, please be sure that all lamps work, and install brighter bulbs.
Interiors:
De-clutter, De-clutter, De-clutter!
Valuables and Meds out of sight.
Open window treatments (unless they are concealing a less than desirable view) or remove them entirely.
Remove as many personal photographs as possible
Conceal garbage containers
Remove EVERYTHING from the fridge (pictures, kids art, magnets, etc.)
Keep floor coverings to the minimum so as to show off wood or ceramic floors
Clear the bathroom countertops. Leave only a few decorative items or a floral arrangement. Put out best towels.
Empty the shower of shampoos, etc.
Clear Kitchen countertops. Leave only a few attractive appliances. If there is a countertop microwave in a smallish kitchen, it should be removed to allow the counters to be viewed.
Remove all signs of pets (bowls, rugs, pillows, etc)
Remove any table coverings as rooms look larger and more elegant without tablecloths.
Declutter fireplace mantel
Flowers everywhere!
